Mixed-Use Development | 208 Residential Units Across Three Buildings

North Kensington Gate forms part of the wider Old Oak Park Development Corporation (OPDC) regeneration zone — one of the UK’s most ambitious new urban districts. The scheme delivers 208 new studio, one-, two- and three-bedroom apartments across three interconnected buildings rising to 6, 8 and 24 storeys. With amenities including resident lounges, business space, a sky terrace, and landscaped gardens, the development is designed to set a new benchmark for contemporary living in West London.

Set directly on the Grand Union Canal, the project occupies a key gateway position and will become a prominent landmark within this emerging, highly connected district.

Torc’s Contribution

Torc was appointed to deliver a comprehensive package of internal, external and structural support works. Operating across high-rise and mid-rise elements, our teams coordinated closely with the design, façade and MEP disciplines to maintain performance, sequencing and compliance across the three-building cluster.

SFS Design, Supply & Installation

Torc delivered a complete SFS package including design, structural detailing and the supply and installation of steel framing systems for external walls and key architectural features. This included integrating the SFS with façade interfaces and working at height across the 24-storey tower.

Sheathing Board

We installed high-performance sheathing board to create a stable, weather-resistant substrate for the external façade systems and to ensure airtightness and structural continuity.

Vapour Barrier

A complete vapour control layer was installed across external wall build-ups, supporting internal environmental performance and moisture protection.

EPDM

Torc provided and installed EPDM membranes at critical junctions, window penetrations, and façade interfaces to ensure long-term watertightness and durable envelope performance.

Full Design Package

Our design team produced all associated technical reports, calculations and construction drawings to support approvals, coordination and compliance.

Full Drylining Services

We completed the internal drylining package across all apartments, communal spaces, and back-of-house areas, delivering fire-rated partitions, high acoustic performance, and high-quality surfaces ready for decoration.

Integrated Decoration Package

The decorative works included all final finishes for apartments, corridors, amenity spaces, and concierge areas, ensuring a unified, high-standard interior aesthetic throughout.

Full Concierge Fit-Out

Torc delivered the complete concierge fit-out, including partitions, joinery interfaces, finishes, and specialist detailing, which set the tone for the building’s arrival experience.

Fire Stopping

We installed fully certified fire-stopping systems to maintain compartmentation, integrate with façade and MEP penetrations, and ensure the building meets all statutory requirements.

On-Time Delivery

Working across multiple high-rise structures with complex sequencing, Torc maintained programme control and delivered all packages on schedule.
